Note 01 — Development

Residential development.

We develop residential property at a scale that fits Brunswick County, with homes and small groups of homes that belong on their streets.

  1. a

    Site assessment and due diligence

Before anything is drawn, we learn the ground: soils, drainage, access, trees and what the neighbours already have.

  2. b

    Planning, zoning and permits

We work through the local rules and approvals so that the plan on paper is one that can actually be built.

  3. c

Working with local builders and trades

We bring in builders and trades who know the coast, its weather and its building practices.

  4. d

    Construction oversight to completion

We stay on site through the build and see the details through to the last punch-list item.

Note 02 — Rental homes

Rental homes, owner-managed.

We hold what we build and manage it ourselves. That means a direct line to the owner, maintenance done before it becomes repair, and leases written plainly.

Note 03 — Land

For landowners.

Selling land is a decision you make once. We make it simple: we walk the parcel with you, tell you honestly what we see, and if we move forward, we explain exactly what happens next.

Note 04 — Process

The process, in full.

  1. We talk.

A call or a note is enough to begin. You tell us about the land, the home you need or the project you have in mind. We listen first and ask the questions that matter before anyone spends money.

    Who's involved
    You and us

  2. We walk it.

We visit the site in person. We look at the ground, the access, the water and the neighbours. Then we tell you plainly what we see, good and bad.

    Who's involved
    You, us, a surveyor

  3. We make a plain plan.

Timeline, numbers and responsibilities are written down in language anyone can read. Nothing important is buried in fine print. If something changes, the plan changes in writing too.

    Who's involved
You, us, the professionals the work calls for

  4. We stay.

We follow through to the last punch-list item. On the homes we hold, we stay on as owner and manager long after that. That is the whole point of building to keep.

    Who's involved
    Us, local trades, and you
